Fahey et associés has been mandated to design a sustainable and integrated neighbourhood inspired by green neighbourhood development and TOD (Transit Oriented Development) principles. The site is located at the limit of Saint-Bruno-de-Montarville and the Borough of St -Hubert in Longueuil.

Following an analysis and complete assessment of the site (regulations, infrastructure projects, adjacent sectors, ecological characteristics, etc.), guidelines were established to enhance and develop the area in a sustainable and integrated way.

The following guidelines have been developed:

  • Optimal use of land resources through the establishment of a dense and compact neighbourhood
  • Sustainable mobility with a permeable urban form, and a mix and complementarity of activities
  • Protection and enhancement of natural features of interest and inclusion of ecological development for the management and filtration of surface water
  • Minimization of the impacts of anthropogenic constraints
  • Favouring social mix with diverse housing

In addition to supervising the development of a living environment, the PPU provides conservation for a set of wetlands covering an area of nearly 3 ha. In connection with this new conservation area, a generous linear park along the Swell landfill and its shoreline will ensure the watercourse is maintained. Thus, an area of about 8 ha, or more than 30% of the site, will be protected and enhanced. In addition, a network of hiking and cycling trails linked to the regional network are designed to facilitate access for all residents and allow collective ownership of the environment.
